Terms and Conditions

When you make a booking you are entering an agreement with us. Please read our terms and conditions of booking below, which provide a 'Plain English' extract of the Terms and Conditions you must agree to before proceeding to your booking.

We aim to ensure that the information provided is accurately conveyed in all media. There may however be small differences between the actual property and its description as we are always seeking to improve our services and facilities.

General Terms:

The apartments are furnished as a double room with ensuite and a double with seperate bathroom. 

Weekend bookings must arrive between 16:00 and 23:00 on Friday and depart by 11:00 a.m. Monday. No discounts are given for departing Sunday.

Midweek and full week stays are from 16:00 on Monday and check out by 11:00 a.m. on the departure day. Stays longer than 1 week will receive a linen change and clean.

Sub-letting is strictly prohibited. You must be over 18 years of age to book .

The property is not considered booked until payment is made in full.

Payment:

To reserve the required property we ask for a deposit of £200 when booking.

For a check in date that takes place within 7 days of making the booking, the full balance 100% is due at the time of reservation.  We will send you an email or letter confirming the booking and reminding you of any outstanding balance. The balance must then be paid at least 4 weeks prior to the check in date. Payment methods accepted are Credit/Debit Card (available from early 2008), Paypal, Company Cheque or BACS transfer (bank details will be supplied on request). Please note you do not need a Paypal account to pay via Paypal. If you are paying via Paypal on the website then Paypal will deduct the full cost of the accommodation.

Prices:

The price of the accommodation includes all utilities except telephone usage.

Price includes secure parking for 1 vehicle

Price includes all linen towels, bedding and tea and coffe

Prices include all admin and service costs and a weekly clean and linen change. A charge may be made for a final clean when the property is vacated subjct to management discretion based on the condition of the apartment.

Pets and Smoking:

For the comfort of all guests, we regret that we are unable to accommodate pets.

For the comfort of all guests, smoking is not invited indoors.

Cancellation & Refunds:

Once you have booked your stay, our agreement is a legal contract and your reservation deposit is non-refundable within 4 weeks of the check in date. If for whatever reason you wish to cancel your reservation we will refund your deposit in full, less any credit/PayPal costs as long as we are notified at least 4 weeks prior to the check in date.

For cancellations within the 7 day period prior to check-in the deposit the first 7 days of the booking will be charged at the 7 day booking rate less any reservation deposit amount plus credit card / PayPal fees.

Non-availability of Accommodation or Services:

We would only cancel your stay if your accommodation becomes unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation. However if this is not possible, or is unacceptable to you, then we will refund all monies paid by you for the holiday. Our liability would not extend beyond this refund. We cannot accept responsibility for breakdown in public or local supplies, including water or electricity. In the case of any breakdown the hirer is asked to notify us immediately. We will use our best endeavours in conjunction with the service company concerned to correct the fault as soon as possible.

Arrival:

Your accommodation will be available to you from 16:00 h until 23:00 on the day of arrival, unless otherwise arranged. Please try not to arrive earlier – we will still be busy preparing your accommodation, and we want you to be greeted in the best possible style. We will have supplied you with full arrival information prior to your visit.

Our Concierge is available from 07:00 until 19:00 for your cheque in and hand over of keys/fobs.

Departure:

Please be ready to leave the accommodation by 11:00 h on the check out day, unless otherwise arranged. Please try to leave the accommodation as clean as possible in similar condition to when you arrived.

Damages & Breakages:

A compulsory £100 refundable deposit is taken against the loss or damage to property, such as keys, electronic access fobs, small items of decoration etc... Items in excess of £100 may be charged where deliberate or careless damage or loss has occured.

Please take care of the property. Please report any breakages on your departure, we do not normally charge for minor breakages.

Liability & Insurance:

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to have been caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. It is the responsibility of the hirer to take out all necessary insurance for possible travel problems, sickness, accidents, death etc.

Data:

Any data collected during the course of this booking may be kept on computer.

Complaints and Emergency Contacts:

Any complaints must be made known to us immediately by completing the Contact Us form. You will receive a response within 4 working day hours.

No complaints will be upheld after the end of the hiring period or after the hirer has departed.
